If you find replacement property that you would like to buy before you sell your current qualified like-kind property you can utilize a Reverse Exchange to still defer gain when you sell. Reverse Exchanges are set up for an Exchange Accommodation Titleholder (EAT), that being Hogan, to hold title and purchase the property prior to the exchangor selling their original investment property. It is held until the sale of property is closed, then the funds and ownership are transferred into the property being purchased.
